How to Get a Certified True Copy of Land Title Online

Do you intend to purchase land and invest in real estate? The first step is to request a certified true copy (CTC) of the title with the assistance of the landowner. A CTC of the land title is an essential requirement for validating the authenticity of the title itself. Suppose such a land title does not have a certified true copy in the Register of Deeds (RD). In that case, concerns about the land title may arise, implying that the subject property title is fake.

You can request a copy from their local Registry of Deeds or the Land Registration Authority (LRA) Central Office, located on East Avenue and NIA Road in Quezon City. But what if the property is too far away from you? Or are you too preoccupied to take it personally?

Well, we have good news for you! You no longer need to be concerned because you can now get a certified authentic copy of the Transfer Certificate of Title (CTC), Orignal Certificate of Title (OCT), and Condominium Certificate of Title (CCT) online! The Land Registration Authority started its “Anywhere-to-Anywhere (A2A)” service through the LRA eSerbisyo Portal in April 2021. It is an online system that LRA clients can access anytime and anywhere. If the property is in Bagac, Bataan, but you are currently in Tarlac City, you do not need to personally go to the Registry of Deeds-Bagac to obtain a CTC of the land title. Getting a CTC is now more convenient, safer, and less expensive, thanks to the LRA eSerbisyo!

How to Request a CTC of Title Online?

Requesting a certified true copy of the land title is pretty straightforward. To start, please follow the guide below to request a CTC online using the LRA eSerbisyo Portal.

1. Register to the Website

Using a computer with a good internet connection, go to www.eserbisyo.lra.gov.ph and click the Register link. It will now redirect to the user registration interface.

2. Create your Profile

Fill out the online application form and supply all the needed information, including the username and password. Ensure you enter the correct information, especially the name and delivery address. Use the drop-down menu if necessary. You may click Reset should you need to reset/clear the input information. Review all the input information, tick the “I’m not a robot” box, then click the submit button. Remember the account username and password, as you will use this information later.

A pop-up window will appear saying, “User registration has been done successfully. An activation link has been forwarded to your registered email address”. Click “Close”.

3. Activate your Account

Go to your registered email address and look for the activation email from LRA eSerbisyo. Check the spam folder if you cannot find it in your inbox. Open the email, then click the activation link. It will redirect you to the LRA website and ask you for a One-Time Password (OTP). LRA will send a six-digit OTP to your email and registered mobile number. If you did not receive an OTP after 5 minutes, click the “Regenerate OTP”. They will send a new OTP to your registered mobile number and email address.

Check your email for the code, input the received OTP in the box below the “Enter your OTP here” and click the “Submit.” button. Congratulations! You now have an LRA eSerbisyo account!

4. Log in to the eSerbisyo Portal

Accesss the LRA eSerbisyo portal through https://eserbisyo.lra.gov.ph/. Enter your username and password, tick the Captcha box then tap the Log in button. It will redirect to the one-time password/OTP window. Enter the required OTP then click submit..

5. Start your Transaction

After a successful login, you will be redirected to the portal’s home page. Click the Request for Certified True Copy icon to start your transaction. The portal will redirect you to the Request for Certified True Copy page, where the Requestor Information and Shipping Address are displayed. Please make sure to double-check all the information before saving the request.

Click the Add Title button, then enter the following information to request a Certified True Copy of your TCT, OCT, or CCT:

  • Registry of Deeds: You can find it at the top portion of the title. Remember that a transaction in eSerbisyo is made per Registry. Once you have selected the Registry, you can only request titles from that Registry. If you wish to order a title from another Registry, you must enter another transaction.
  • Title Type: There are three types of titles that can be requested: Original Certificate of Title (OCT), Transfer Certificate of Title (TCT), or Condominium Certificate of Title (CCT).
  • Title Number:  When entering the title number, PLEASE DO NOT INCLUDE THE RD CODE (e.g., 107) that appears on the title. Enter the number after the hyphen (please check the above image).

Suppose the requested Title Number has a duplicate (i.e. same title number kept in another Registry of Deeds). In that case, provide additional information on the Plan, Block, and Lot Numbers. If the requested title number is in the LRA database, you will see a summary of your request and the total fees on a table (located below the Request for Certified True Copy page) based on the number of copies requested. However, if the requested title number is not in the LRA database, a pop-up window will advise you to visit the nearest Registry of Deeds or call the number specified for assistance.

6. Pay the Fee

Click the “View” link under the Fees Details tab to see a breakdown of the fees you must pay for the request. A pop-up window will appear, displaying all of the LRA fees as well as the applicable value-added tax.

To pay for the transaction, click the Submit Request button. A pop-up window will appear reminding you to check if all the information is accurate and up-to-date. Click the proceed button to continue. A pop-up window will appear again asking if you want to pay, click “Yes” to confirm. After checking the details, select the transaction that needs to be paid. You can either pay it immediately or pay it later. To Pay it immediately, click the “Make Payment” link. It will redirect to the Payment Summary page. Select the payment gateway you like to use then click the Make Payment button.

Following successful payment, the LRA will send the requested CTC, OTC, or CCT to your shipping address in the Philippines via courier. If you cannot personally receive the document, present an authorization letter along with your valid ID and the representative’s ID. The courier will only make two (2) delivery attempts to your shipping address.  You will forfeit your transaction including your payment if you do not receive it after those delivery attempts.

After payment of my request for CTC, how soon can I receive the document?

For Metro Manila residents, it will be around 3-5 working days after payment. If the requestor is located in other cities/ provinces outside of Metro Manila but within the Philippines,  it will be 5-7 working days after payment.  Additional 5-7 working days shall be required for manually-issued titles as this will require validation of the physical Government copy in the concerned Registry of Deeds. Why do I have to provide the Plan, Block, and Lot Number?

A few Registry of Deeds offices have previously issued manual titles with identical title numbers known as Repeating Title Number (“RTN”). If your Title is marked as RTN, the eSerbisyo Portal requires the Plan, Block, and Lot Number to ensure that you receive the correct CTC of Title.
